The Facility

Windy Knoll Farm is well known for the breathtaking views and constant breezes which surround the pristine 80 acres. The long stone drive takes you through open hay fields, past well maintained wood fenced pastures to arrive at the lovely training facility designed and cared for by a life-long horse person. The main stable offers (12) matted stalls with windows. Two of the stalls are outside with run out chutes. Close by is a newly built 60 x 120 indoor arena with sand/rubber footing, 8 windows, huge heated and paneled, hard wood floor, observation room. The main barn has a large feed room, radiant heated tack room, shower room with bath and room for 600 bales of hay. All the stalls have windows and the constant breeze keeps the land dry, and barns cool.

There is a 70 x 150 outdoor arena with sand/rubber footing, 60’ wood fenced round pen with sand footing, 30 x 60 5 bay truck garage, shavings enclosure, manure pit and double turn out shed in one of the fields.

The 80 acres offers 51.5 tillable acres, small areas of woods, 12.5 acres of 3 and 4 board wood fenced pastures. There are five water hydrants placed on the farm to make water access quick and easy. The pastures are surrounded by wide stretches of manicured lawns for fun, safe, and easy hacks. Other notable features include radiant floor heated hot/cold water wash stall with rest room. This exceptional facility has a constant waiting list of boarders and maintains a positive cash flow for the owners.

The Residence

The four bedroom home boasts a million dollar view of the surrounding hills, valleys, farms and fields. The front porch spans the front of the home with an open concept dining/living/kitchen area looking out through big bright windows. There are newly installed oak floors throughout and warming gas fireplace in corner of living room. The first floor has two lovely foyer areas and connecting door to the barn’s tack room. The second floor has two comfortable guest rooms and a MBed suite with skylight, gas fire place, sitting room/office and huge walk-in closet with gun closet inside plus two full baths.

The lower level of the home offers a very large one bedroom in-law/guest suite, 16 x 35. The guest area has a full kitchen, bath, bedroom and dining/living space with large walk- pantry and walk-in closet.

Heating and A/C system as well as other critical electrical circuits are set up to run via portable generator with its own breaker panel.

The wood siding has been painted this year. The oil burner was replaced 5 years ago.
